Surveying & Costs
We will survey the extent of any works, working with any ‘Schedule of Works’ or make recommendations and provide a bespoke schedule. Based upon this information we will then provide a fixed lump sum cost clearly indicating the extent and limitations of works with no hidden extras or exclusions. Any additional items of cleaning not identified or agreed at the time of the survey will be priced individually again on a lump sum basis. Where ever possible we avoid the inefficient process of ‘Dayworks’, in our opinion it rarely offers the main contractors fair value for money.
Management & Supervision
This type of work is normally carried at the very last stages of a project when deadlines are tight and financial late penalties may be applicable to the main contractor. We understand the importance of getting it right first time. Our approach is to work with the site management, providing experienced site supervision and labour – all our operatives are full time employees, we do not use agency or casual staff. Our primary objective is to secure repeat business, we will only achieve this is if we complete your project safely, on time, on budget and without incident.
Documentation & Procedures
Prior to commencement we would submit, for approval, a bespoke non-generic ‘Site Specific Package’ including: • Risk Assessments/Method Statements • COSHH Risk Assessment, COSHH data sheets • Safety Induction, site specific • Produce CSCS Cards, IPAF Cards and PASMA Cards where applicable
Operatives will read, acknowledge and sign our ‘Site Specific Package’ a copy of which will be supplied to the client. Throughout the work’s duration, site supervision will conduct routine ‘Toolbox Talks’ at regular intervals and our management will attend site regularly to ensure compliance of such is strictly adhered to.
Builders Clean Specification:
This initial clean to be undertaken prior to the completion and in preparation of snagging inspections and where practical to be scheduled after ALL contractors have addressed any immediate highlighted concerns. This first phase of detailed clean can include the following specification:
- Removal of all protective tape and stickers/ residues from fixtures/fittings, glazed units/ frames, appliances.
- Dry vacuum clean to all horizontal surfaces to remove builders dust from skirting boards, door frames, sills/ledges and trunking.
- Damp wipe and removal of all residues to all surfaces
- Wet clean to all internal and external glazed units and frames wiped. (External elevations dependent on height and access)
- All fitted toilet units cleaned and any excess masking, paint or silicone residues removed.
- All floor surfaces (concrete, exposed wooden floors and any fitted finish) will be thoroughly swept and vacuumed to remove any larger debris and all loose builders dust then detailed and damp mopped where applicable. Machine scrub or remedial works may be required to remove builders residues/grout haze.
Approximated Cost for Completion: £ 600.00 – £ 827.20 per day (Dependent on location and extent) This figure is based on a team of 4 operatives completing 8 hours per day and is fully inclusive of all labour, fuel, materials and insurance costs and roughly equates to an hourly charge rate of between £18.75 – £25.85
Sparkle Clean Specification:
This particular clean should only take place after all snagging inspections have been completed and identified works rectified. The Sparkle clean will be scheduled when no further or limited subcontractor works are required and the space will be deemed at handover standard. This final phase of detailed clean will include the following specification:
- Clean to all horizontal surfaces to remove any builders dust from skirting boards, door frames, sills/ledges and trunking. Switches and sockets cleaned.
- Damp wipe and removal of all dust residues to all furniture,
- Wet clean to all internal and external glazed units and frames wiped including doors.
- All fitted toilet and shower units cleaned. Taps and fittings buffed.
- All floor surfaces (concrete, exposed wooden floors and any fitted finish) will be thoroughly swept and vacuumed to remove any remaining all loose builders dust then detailed and damp mopped where applicable.
Approximated Cost for Completion: £450.00 – £596.40 per day (Dependent on location and extent) This figure is based on a team of 3 operatives completing 8 hours per day and is fully inclusive of all labour, fuel, materials and insurance costs and roughly equates to an hourly charge rate of between £18.75 – £24.85
At each stage of the cleaning process all works will require signing off as satisfactorily completed with a site representative and the designated Nu-Life Manager or Foreman.
